Today’s Chronicle…….
Today is Saturday morning roughly 3am… But initially I woke up today on Friday about 430 am. I actually slept/laid in bed way too long. Why did I sleep/lay in bed too long? Besides the fact that I am just NOT getting comfortable sleep, but also because I went to bed uber early on Thursday night (somewhere around 7pm) . My goal for Friday was to be up early to get to Home Depot @ 7am to pick up supplies for my worker and to beat the morning rush that happens at this particular Home Depot. By 8 or 9 am There is a line of trucks and no parking spaces in the contractors pick up area, which when I am needing to pick up 100ft of 1x4s is just much easier to pick up in the contractors area rather than cart it to the parking lot .
Today I was also hoping to lay some concrete for a cement counter that I am installing in apartment #1 @ the 4plex. I have never done a cement counter so I wanted to give it a shot to see what it was like to put one together. Funny as this may sound, I could finally now care less to do anymore handy work. One of my goals of real estate was to understand what it is like to build things with my own hands. You know, get that hands on feel for prices, installation, the amount of work needed to complete something. And since the inception of my own house and now with all the remodeling at the 4plex, I have literally been to Home Depot more times than I care to ever visit again. Side note: I am still working on my taxes. I am doing my mileage and I am using an app called Triplog. So I have been checking all of the places that I drove to during 2016 to ensure that I don’t get over mileage or under mileage. And it is just amazing to see how many times I went to Home Depot……Just waaaayyyyy too many times.
So there are few things left with home construction that I care to try. But a cement counter top is still on my list. But so yeah, I was supposed to meet my worker this morning at the apartments, but it was lightly raining this morning and the forecast was rain all day. The primary work that needs to be done for apartment #1 @ the 4plex is outside work, so I texted my worker and asked if he could work on the other property at 744. He agreed and so we switched gears. For me my current goal is productivity. I have too many properties (3 to be precise) that are either not making money or not making the money that they are supposed to. The property at 744 was purchased about 2 years before the 4 plex but needed so much damn work that it is still in the remodel phase. There is a long story to that property and will be discussed in another post. That might be titled “The Money Pit”. We’ll see.
But so today turned out be a pretty good day real estate wise…..Even though there was rain, and even though I didn’t make money in real estate, and even though I went to Home Depot a couple of times, Today I got my worker to get started on the 744 property and got my other worker to do some digging at the 730 property. At 730 I am needing to install a new back fence. The original owner of that property pieced together the back fence from many difference left over fence parts and also had tons of small bushes growing through it so I decided to tear it down and lay some cinder blocks along the fence line to keep from the bush problem from ever happening again. And I am debating on putting up a chain link fence or a basic metal bars fence. I am actually leaning towards a metal bars fence as my long term goal for 730 is to eventually develop it into a 12plex. (I must learn to find investors for this ASAP)
So overall for today. despite the light rain, I was still able to get work done on the real estate. Where am I at this exact moment of writing?….. Work in Austin. And changes here at the club are currently underway. The changes here at the club currently weigh heavy on my mind since this is still my primary income and without this job I can’t finish my properties. In time I will expound on this, but for now I must stay focused on all things postive and latch onto every small win possible. Soon enough I will catch my big wins.
Well, just wanted to check in and give an update on a day in the life.. The chronicles to a million is currently still one step at a time, and today is just one tiny step to my goals. Can’t wait till they add up.
Love,
Max.
